continued momentum, completing a significant volume of sale and lease transactions across

Central and Eastern Pennsylvania. Activity throughout the month contributed to a strong first

quarter, reflecting sustained confidence in the region’s commercial real estate market and

highlighting Landmark’s ability to source buyers and investors nationwide seeking to capitalize

on Central Pennsylvania’s strong market fundamentals and long-term opportunities.

Harrisburg – 1000 Nationwide Drive: A 165,000 SF office property sold for $7,421,000. Landmark

Commercial Realty facilitated the transaction, with Michael Curran, SIOR, President and

Executive Managing Director and Jason Grace, CCIM, SIOR, CEO and Managing Principal

representing both parties. The new ownership group, a Texasbased developer secured through

Landmark Commercial Realty, plans a full redevelopment of the property, including an indoor

climatecontrolled selfstorage facility and four premier commercial development sites (±1.8–4.8

acres) featuring full utilities, Commercial Highway (CH) zoning, and exceptional exposure.

Harrisburg – 3721 Tecport Drive: A 145,700 SF office property sold for $5,500,000. Michael

Curran, SIOR, Jason Grace, CCIM, SIOR, and Senior Associate, Jessica Lilly represented the

seller. The property was acquired by Edwin L. Heim Company, a Central PA based company that

delivers single-source expertise across engineering, design, construction, and service. This

represents an expansion of their HQ footprint.Harrisburg – 5500 Paxton Street: A 41,415 SF 100% occupied, NNN industrial investment

warehouse/flex building property sold for $3,750,000 to a qualified Pittsburgh-based buyer.

York – 3395 Farmtrail Road: A 13,752 SF, fully leased, single-tenant industrial/flex

facility located within Farmbrook Industrial Park in York County. Adam Boussatta, Associate, and

Jason Grace, CCIM, SIOR, represented the buyer, Willow Holdings, LLC. The property is the home

of Mayekawa USA Inc, an industry leader in industrial refrigeration equipment.

Mechanicsburg – 950 Woodland Avenue: a 6,800 SF single-tenant medical office investment,

fully leased to UPMC Plastic and Reconstructive Surgery, the only practice of it’s type in the

Harrisburg – West Shore market. Jason Grace, CCIM, SIOR, represented the buyer, and Nick

Talley, Senior Associate, represented the seller.

Harrisburg – 49 Prince Street: A 4,104 SF office property, home to American Family Care (AFC)

Urgent Care, sold for $1,000,000. Sean Fitzsimmons, Director, Sales & Leasing, represented the

buyer.

Harrisburg – 9959 Allentown Boulevard (Grantville): A 4,000 SF former Grantville Commons

property sold for $599,000. Bo Mangam represented the seller. Currently under construction, this

property will be the future Pennsylvania State Police barracks, which is currently under a 20-year

term lease, the completed building will be 57,000 SF with 262 parking spaces.

Lancaster – 252 E. Walnut Street: A fully-leased, twounit duplex property sold for $260,000.

Plymouth Meeting – 401 Plymouth Road (Montgomery County): A 10,924 SF office space was

leased to McNees Wallace & Nurick LLC, a Pennsylvaniabased law firm with deep roots in

Central Pennsylvania. The lease marks the firm’s expansion into Montgomery County, supporting

Camp Hill – 1104 Carlisle Road, Suite 210: Hanami Japanese Sushi, Hibachi & Cajun has signed

a 4,600 SF retail lease in the Shoppes at Cedar Cliff in Camp Hill, PA. The new restaurant will

occupy the former Cedar Cliff Diner space and will bring a unique blend of Japanese and Cajun

cuisine to the market, featuring fresh sushi and a full hibachi grill experience. An opening is
